If you are buying, selling or planning refurbishment works in a property that was built before the year 2000 then an asbestos management survey will determine if asbestos containing materials (ACMs) are present in the property. An AEC homeowner asbestos survey will give you peace of mind that you are keeping your family and any workers in your home safe from the risk of asbestos exposure.
Your report will show the results of the analysis, providing information about the location, condition and potential risks. Our standard turnaround is 3 days.
In some cases homeowners may not need a full survey to the whole property, and have already identified a single location or a material they would like sampling. This is asbestos bulk sampling. This could be required prior to carrying out DIY in a single location (artex ceiling for example) or at the request of a tradesperson who is scheduled to carry out home improvements in your home (a new boiler installation, for example).
AEC qualified surveyors can attend you property to safely take a sample of suspect material, which is then analysed at our own UKAS accredited laboratory.

If you already have a small sample of material that you would like testing in our laboratory, you can bring or post your sample to us. We offer 24hr sample drop-off, postal service and a same-day results for clients in a hurry.
AEC is UKAS accredited to ISO/IEC 17020 for surveying and sampling asbestos (Type C UKAS inspection award No. 0232) and to BS EN ISO/IEC 17025 for asbestos bulk identification (no. 2054).
Our surveyor will arrive at the agreed appointment time. They will be wearing an AEC uniform and have an ID badge.
Re-inspections
The surveyor will have a plan of your property and will know which areas they need to inspect. The inspection is a visual inspection only so there is no damage to your property. The surveyor will inspect areas where the asbestos has been previously identified and check the condition of the material. They will take a photograph of the materials and record their findings on a hand held tablet device.
Surveying and Sampling
Occasionally our surveyors will be asked to carry out a survey to see if asbestos is present. This is usually carried prior to any refurbishment works and will involve taking a small sample of the material that is suspected to contain asbestos material. The samples are sent back to the AEC laboratory for analysis and the results are sent to your landlord.
Yes. We will need someone over the age of 18 years old to be home on the day of the inspection to give us access to your home. Our Homes Team will call or text you to make an appointment and text you nearer the date with a reminder.
We estimate the survey will take approximately between 45 minutes – 1 hr.
You will be offered either a morning or afternoon appointment. We cannot give an exact time as our surveyors will usually have another appointment before you, and the length of time can vary from home to home. Added with traffic and other conditions that are out of our control it can make it difficult for us to arrive an at exact time.
Yes. If you would prefer to have someone with you, you can always ask a trusted person to be at home with you on the day of the appointment. Please make our homes team aware if you have any additional needs that may affect your appointment.
Yes. All our staff wear an AEC uniform and carry a company ID badge showing their name and photograph.

Our surveyors are required to take photos of the areas they are surveying so that they have a visual record their findings. They will avoid any areas that are personal to you and they will not contain personal information. The photograph is used within the final asbestos survey report only.
We understand that your pets are part of your family too. However, if you have a dog, we would politely ask that you keep your dog secured in another room just to be safe.
For safety reasons our surveyors do not remove their shoes. However, they do carry protective overshoe covers that they can wear to protect your floors and carpets.
